学生住宅市场动态

在过去的十年中,机构投资者在学生住宅方面的投资额呈现指数级增长的趋势。2013年至2016年间,学生住宅市场的交易量在特殊类商业地产投资板块发展迅速,居于榜首(见下图)。在目前的市场上,大部分学生住宅的所有权掌握在当地的投资运营者手里。其中,机构投资者占比最大,其次是上市的房地产信托机构。同时,市场上有越来越多的贷款机构也愿意为学生公寓类项目提供资金,把握市场的发展机遇。

上图显示了各类特殊型商业地产在2013至2014年间的销售增长量与2015至2016年的销售增长量之间的变化。学生住宅类地产在2015至2016年的销售增长量比在2013至2014年的时候同比增长了20%。
